Strategically located within VivaPark, Vitta 27 takes advantage of the convergence of the neighborhood’s main urban axes and its proximity to the school and the Vértice building to establish a strong relationship with its surroundings. The project introduces a public plaza at the primary corner and organizes its towers and programmatic uses to integrate public and private spaces while maximizing views, solar exposure, and natural ventilation.
The design concentrates parking facilities within the interior of the site, freeing the perimeter for active uses. Retail spaces distributed across two levels, together with small plazas, encourage continuous activity at both the ground floor and first-floor levels. The volumetric composition combines three towers of varying heights and setbacks around a central core, accommodating offices and studios in the lower levels and apartments with balconies and private pools above, ensuring a diverse mix of programs and urban vitality.
Leisure amenities are distributed across multiple levels and include indoor and outdoor swimming pools, a fitness center, gourmet spaces, and social areas connected by walkways and suspended gardens. The building is structured around a white concrete grid that organizes balconies and planters, replacing opaque façades with permeable, vegetated surfaces. Brise-soleils and shading elements enhance thermal comfort and energy efficiency, aligning with VivaPark’s sustainability guidelines.
The result is a mixed-use development that combines urban integration, environmental performance, and architectural quality, contributing to the consolidation of a more active, connected, and vibrant neighborhood.
